Things You Need To Know Before Becoming A Real Estate Agent

Every day is different and can vary, including developing a marketing plan for one of your listings, showing new homes to first home buyers, attending open houses, negotiating and completing due diligence on offers, finding clients their dream home home, or look at the mansion!

Real estate agents provide real estate services to home buyers and sellers. As a real estate agent, you have a responsibility to work in the best interest of your clients.

A REALTOR® who represents the seller of a home is called a listing agent, and a REALTOR® who represents a buyer of a home is called a buyer’s agent or selling agent.

Ideally, you should aim to have at least three to six months of savings before embarking on a full-time real estate career. Everyone’s situation will be different, so it’s important to take a moment to consider what works best for you.

Part-time work as a REALTOR® is always an option initially. I would honestly recommend it as a viable option, which I did for the first year and a half of my license. It relieves the pressure of having to set aside more savings so you still have some income.

You will need to enroll and complete a Real Estate Transaction Services Licensing Course through UBC’s Real Estate Division.

The course is self-paced online, but I believe the course modules and assignments need to be completed within one year of the date of enrollment. It’s the same course if you want to get into residential or commercial real estate.

Selling Your Home

After passing the exam, you will take face-to-face applied practical sessions. Applied practical courses have several dates, usually over two days. Course times do book up quickly, so it’s best to choose a date as soon as you know if you pass or not!

Also, at this point, you can choose whether you want to specialize in commercial or residential real estate and complete appropriate applied practical courses.

You only need to complete one applied practical course. Before submitting an application for a real estate license, you must complete the pre-licensing portion of the Applied Practice course.

After passing the exam but before completing the applied practical course, you should start researching brokerage firms in your city or town where you will “list”. To become a licensed real estate agent, you must belong to a real estate agency.

It’s a good idea to interview several real estate agents to see which one is best for you. While you may be eager to commit to any brokerage business, I recommend that you take your time at this step and find the right place.

Once you have selected a brokerage firm, the managing broker will need to sign and submit your completed real estate application to the BC Financial Services Authority (formerly known as the Real Estate Council of British Columbia – RECBC). Your application will require your criminal history check, government issued photo ID and credit card payment information.

This application is called the “Application for a Representative, Partner, or Managing Broker License.” Your application must be signed by the managing broker of the real estate agency you intend to join. The broker must be a member of the real estate board in your area.

Congratulations, your application has been approved! You will have six months to complete the final part of the applied practical course at the brokerage firm of your choice.

All your hard work in studying, exams and completing applied practical courses has paid off. The final step is to join your local real estate board. In Victoria it is the Victorian Real Estate Board (VREB). As a board member, you will also become a member of BCREA and the Canadian Real Estate Association (CREA). Now, you are a REALTOR®.

Continuing education is an important part of maintaining your real estate license and being able to apply for license renewal every two years. In your first two years, you will complete compulsory courses and 18 professional development credits through the Real Estate Council or BCREA.
