How Hard Is Being A Real Estate Agent – Real estate agents can make a lot of money and have a lot of freedom. That doesn’t mean it’s an easy career or that everyone succeeds. Becoming a successful real estate agent requires hard work, dedication and persistence. To become an agent, you have to take classes, pass an exam, and find a broker to work with. Once you get your license, the work isn’t over. You should learn to sell houses, which they don’t teach in real estate school. If you can make it through the licensing process and the first few months, real estate can be an amazing business.
Here are the basic steps to becoming an agent. I will go into each of these steps in more detail later in the article. It sounds like a lot of work, but most things that are worth doing take work.

Most states require applicants to be 18 or 19 years of age. Most states also require background checks and fingerprinting of applicants. How Much Money Do Real Estate Agents Make Each Year?
Education requirements vary from state to state, but most states require a certain amount of classroom hours. Most states allow work to be completed in person or online. The number of hours can vary from about 40 to 80 for each state with some requiring less and some requiring more (up to 200 in Texas). Not only do you have to take classes, but you also have to pass quizzes and tests along the way.
Once you have taken all the required classes, you must take an exam. Most states have state and national tests. The test is not a cakewalk, and many people fail it the first time. Some people never get over it. Even with extensive knowledge of real estate, you need to study for the test because it is very difficult.
Once you’ve passed the test, taken the classes, and passed the background check, you need to find a broker. You cannot become a real estate agent on your own. Brokers must complete further education and be licensed as agents for at least two years in most states before they can become brokers. New agents are required to “hang up” their license with a broker who will monitor them and make sure they don’t screw anything up. Each broker has different guidelines for how they pay and charge agents.
Finally, you actually make money selling homes! Don’t get too excited – selling a home takes time. Even if you get a deal together in your first month in business, it can take 30 days or more for the deal to close (sold). Real estate agents usually don’t get paid until the deal closes because they work primarily on commission.

Why would someone go through all this with no guarantee they will make money? While there is no guarantee that you can make money as an agent, there is a chance that you can make a lot of money. I have been an agent for almost 20 years and have earned over $300,000 in many years. At least three other agents in my office have also made this much money or more over the years. That kind of money is not common, but it is possible.
The average salary for agents is $40,000 to $50,000 depending on which source you look at, but that number includes part-time agents. There are many agents who never sell a home or hardly put any effort into the business. They bring that average down to full-time active agents.
I am mostly an investor now, and being a real estate agent/broker helps me as an investor as well. Once you get past the first licensing process to become an agent, keeping your license isn’t nearly as difficult.

Taking all the classes and getting your license can take months or more. How often it takes depends on the person and how much time you have to devote to the process. I’m in Colorado, which has one of the toughest licensing processes with over 160 hours of education required. It is common for people to take 6 months to get a license. It assumes you are taking classes in your spare time and not going to school full time.

One of the biggest challenges to becoming a real estate agent is the way agents are paid. Most agents are paid only when a home sells. When real estate agents first start their careers, they often don’t have clients lined up to buy or sell, so they must find those clients as well.
A general rule of thumb in the industry is that new agents should save 6 months of living expenses before becoming a real estate agent. Selling your first home can take time and building a steady flow of sales can take even longer. I’ve seen some agents do incredibly well in their first few months in business, but that’s rare. I think it’s a great idea to have at least 6 months of living expenses saved up before you start. I’ve seen very promising agents leave the business because they ran out of money before they got any traction.
Having just enough money to survive should not be a real estate agent’s goal either. You must earn enough money to survive, save, invest and do the things you love. How much money one takes depends on the individual and their needs or goals. It may take a year or two before a new agent brings in steady income. After three or so years, good agents should start seeing all the hard work pay off, and the good money starts rolling in.

What To Expect In Your First Year As A Real Estate Agent
Most states give you the option of taking real estate classes online or in person. I recommend that my agents use Real Estate Express when they take online classes. They are cheap and good. Most people will take online classes because they can take them in their free time. However, real estate classes are extremely boring. Staring at a computer for 100 hours is not fun. You must be very disciplined to take classes and follow them online.
If you have the ability, I would take classes in person because you will learn more, and you will network. When you take classes in person, you have a real person teaching you who knows people in the industry. Not only can they help you learn the business but they can also identify people who can help you in the business.
Real estate agents want to learn how to sell homes and how to make money. It is usually a school issue. However, real estate regulatory agencies are more concerned with agents not breaking the law than how much money they make. A real estate education system was put in place to protect consumers and ensure that real estate agents follow rules and regulations.
Real estate classes include learning the laws and learning how to stay out of trouble. There is education on how to handle contracts, appraisals, finance and transactions but not on how to actually get buyers and sellers.
